Geneva has fined developer Shodeen Group LLC $27K for failing to comply with city property maintenance codes regarding the historic blacksmith shop adjacent to the State Street bridge.

The building remains unprotected from the elements despite requests and deadlines from the city to make the structure “weather tight.”

Key points:

  • Historic significance: The blacksmith shop, built in 1843, has landmark status and is part of the former Mill Race Inn site.

  • City code violations: Geneva cited Shodeen for failing to maintain the building’s exterior, with fines accruing at $750 per day since October 17.

  • Adjudication outcome: Hearing officer Victor Puscas upheld the city’s citation and confirmed the fine despite Shodeen’s legal challenges.

  • Preservation efforts: Shodeen previously sought permission to demolish the structure, arguing restoration costs were too high. Preservationists opposed demolition.
