The City of Geneva is considering a new residential development proposal for a 5.75-acre site at 1N557 Peck Road. Named "Prairie Grove," the project aims to provide a townhome community designed to meet local housing demands while blending with the surrounding area.

Key points

  • Development plans: The proposal includes 24 townhomes with a mix of 20 ranch-style units (2-3 bedrooms) and four two-story units (3 bedrooms). Each home will feature a two-car garage and driveway parking for two additional cars.

  • Infrastructure improvements: The project requires annexing the property to Geneva and constructing a new public road right-of-way connecting to Peck Road. Stormwater management systems would be developed to meet the site’s drainage needs.

  • Environmental considerations: Mature trees along the property’s borders would be preserved to provide natural buffers. Additional landscaping would complement the site’s wooded surroundings.

The "Prairie Grove" project aims to address an undersupply of maintenance-free housing options in Geneva while enhancing the area's housing diversity.

The Geneva Planning and Zoning Commission will conduct a public hearing at 7 p.m. Thursday, Jan. 9, at Geneva City Hall, 109 James St. All interested parties are invited to present testimony for or against the application and cross-examine witnesses presenting testimony for or against the application.
