Two major housing developments proposed for St. Charles

Local officials are evaluating proposals for significant new residential construction that could bring hundreds of new homes to St. Charles.

The projects, which were presented to the city's Plan Commission, include a downtown townhouse development and a large-scale apartment and townhome complex on the west side.

Key points:

  • A luxury downtown project named River 504 Townhomes would add eight units on the empty lot at First and Prairie Streets. They’d be priced at about $1.5M each.

  • The larger Emblem St. Charles development would transform 29 acres of farmland along Route 38 into 360 total apartment and townhome units.

  • Rather than including affordable housing units, both developers plan to make cash payments to the city.

  • The apartment portion of Emblem would offer units ranging from $1,700 to $3,100 per month with several amenities.

Both projects still need to clear several regulatory hurdles, including rezoning approvals and additional reviews by city officials.
